Park Model Guide
About Park Models
Thinking about a park model for the lake, the campground, or your own land? These are the questions Maine buyers ask us most, answered straight by the team at Outpost Outfitters in Gray.

What Is a Park Model RV?
A park model RV is a small, towable home built on a single chassis and designed to stay in one place. In the US, park models are built to the ANSI A119.5 standard and are limited to about 400 square feet of living space, though lofts and porches usually do not count toward that limit.
Unlike a travel trailer, a park model has no holding tanks. It connects directly to water, sewer, and electric, and inside it feels more like a cabin than a camper, with full kitchens, real bedrooms, and residential finishes. Because they are titled as RVs, park models can be financed and insured like one.

The best quality park model is one built to the ANSI A119.5 standard by an established manufacturer, with a pitched shingled roof, residential-style framing and insulation, and a dealer nearby to service it. We chose Kropf, a family-owned builder in Goshen, Indiana with more than 75 years of experience, because its units hold up to Maine winters and can be customized.

Most new park model RVs sell for roughly $40,000 to $150,000, and loaded luxury models with lofts and premium finishes can go higher. Plan for extra costs on top of the unit price: delivery, setup, utility hookups, skirting, a deck or porch, and the site itself.

Yes, as long as two things line up: the unit is equipped for cold weather, and the place it sits allows year-round occupancy. Many park models are built for four-season use, but plenty of campgrounds and towns limit how long you can live in one, so check the rules before you buy.

A well-built, well-maintained park model commonly lasts 20 to 40 years or more. Because it sits in one place instead of bouncing down the highway, it avoids much of the wear that shortens a travel trailer's life. Moisture control and roof care are what matter most.

It often can be, especially in high-rent areas like greater Portland, but it depends on your site fees, your unit payment, and whether the park allows year-round living. Lot rent at an RV park is usually well below apartment rent, but you also pay for the unit, utilities, and upkeep.

Maine does not have a statewide law against living in a camper or park model in winter. Whether you can do it legally depends on where the unit sits: town zoning rules and campground policies decide, and many limit how long an RV can be occupied. Check with your town's code enforcement officer before you plan a winter stay.

A park model is usually a lifestyle investment more than a financial one. Like most RVs, the unit itself typically loses value over time. It can still make strong financial sense compared to building a cabin, paying rent, or booking vacation rentals, and some owners offset costs by renting it out where allowed.

You can place a park model at an RV resort, a campground that offers seasonal or year-round sites, a park model community, or on private land where local zoning allows it. Each option comes with its own rules on how long you can stay, so confirm occupancy limits before you buy.
