Is it legal to live in a camper in winter in Maine?

The Short Answer

Maine does not have a statewide law against living in a camper or park model in winter. Whether you can do it legally depends on where the unit sits: town zoning rules and campground policies decide, and many limit how long an RV can be occupied. Check with your town's code enforcement officer before you plan a winter stay.

Local Rules Decide, Not the State

In Maine, land use is controlled town by town. Many municipal ordinances treat RVs and campers as temporary dwellings and cap how many days a year one can be occupied on a lot, or require a permit for longer stays. Others allow year-round use in certain zones. Two neighboring towns can have very different rules.

Wastewater is the other big factor. If you are living in a unit on private land, you generally need an approved way to handle sewage, such as a permitted septic system. That requirement alone can decide whether full-time occupancy is possible on a given lot.

Questions to Ask Before You Commit

  • Your town office: Does the zoning ordinance limit RV or camper occupancy, and is a permit available for longer or year-round stays?
  • Your campground: Is the park open in winter? Are year-round sites offered, and is full-time residence allowed?
  • Utilities: Will water stay on through the winter, and is there approved septic or sewer service?
  • Access: Is the road plowed, and can fuel and propane deliveries reach the unit?

Why a Park Model Is the Better Winter Choice

Even where it is allowed, a typical travel trailer is a tough place to spend a Maine winter. A park model, with residential-style construction, a pitched roof, and better insulation options, is built for long stays in one place. If you are planning winter use, ask us which units and options are best suited to it.
