What is the average cost of a park model RV?
The Short Answer
Most new park model RVs sell for roughly $40,000 to $150,000, and loaded luxury models with lofts and premium finishes can go higher. Plan for extra costs on top of the unit price: delivery, setup, utility hookups, skirting, a deck or porch, and the site itself.
What Drives the Price
- Size: Park models top out around 400 square feet in the US. A larger floorplan, or a loft that adds sleeping space, costs more.
- Series and finishes: Entry-level series keep costs down with simpler finishes, while flagship lines add premium flooring, cabinetry, appliances, and trim.
- Options: Porches, upgraded windows, fireplaces, and four-season insulation packages all add to the sticker price.
- Custom orders: Ordering a unit built to your spec gives you exactly what you want, but customization adds cost.
Costs Beyond the Unit Price
These are the line items that surprise first-time buyers. Ask your dealer and your site for numbers on each before you sign.
- Delivery: Park models are moved by a professional hauler, and the cost depends on distance and access to your site.
- Setup: Leveling, blocking or piers, tie-downs, and skirting to close in the underside.
- Utility hookups: Connecting water, sewer or septic, and electric. On private land, this can be the biggest cost of all.
- Deck, porch, and steps: Most owners add an outdoor space. Campgrounds often have rules about size and materials.
- Site costs: Seasonal or annual lot rent at a campground or resort, or land, permits, and septic work on your own property.
- Insurance and taxes: Park models are insured as RVs. Ask your agent, and check how your town assesses them.
Financing a Park Model
Because park models are titled as RVs, they can usually be financed with an RV loan rather than a mortgage, often with longer terms than a car loan. That spreads the cost into a monthly payment that many buyers compare favorably against rent. Our finance team can show you real numbers on a specific unit.
